REAL ESTATE OVER COFFEE – Unbelievable Times

This market is unbelievable. I listed a house at 10am on Monday and by 7pm I had 12 appointments. And by 8pm had five offers submitted to my seller. Now we had 9 more showings scheduled on Tuesday. My seller called me and said, “I cannot do this another day. We have five offers, I am picking one.” Now remember we work for our client. It just happened I have the seller.

As much as I hated to cancel the nine appointments for Tuesday, I had to do so. I know there were disappointed buyers that didn’t even get to see this property. This is happening a lot. I have been doing this for 20 years and I have never seen a market like this. Yes, the interest rate is a little higher than before and we knew at some point that would happen. But remember in the 80s it was double-digit. Now we are having offers five and sometimes ten thousand over the list price. No inspections, and some buyers are making offers sight unseen.

Note to the buyers out there:  Your agent is working overtime for you—you might not see that since there are so many things we do behind the scenes. When they call you and say I’m sorry that house has an offer already, don’t beat them up. It’s not their fault. I’m sure every agent out there working with/for a client would like to find you your dream home SOONER THAN LATER. 

You as the buyer should make sure you are up to date with your pre-approval, and completely honest with your agent. All of your financial information is up to date with your lender. Drive around in the area you want to live in, see if there are any FSBOs, and give the information to your agent so that they may call the homeowner. Remember you need to represent, and your agent will walk you through the process.

Your agent should have you set up on an auto, this means as soon as a house hits the market it will come to your email. Remember time is everything. If you get an email with a property that you may be interested in, call your agent immediately. Then if possible find the time to see it. Maybe the first available. Don’t wait until that night or tomorrow. It may have an offer by then. Talk with your employer to see if you can make some arrangements to go see it and come back to work. Remember you are a team. Your agent is working for you—meet them in the middle. 

Well, now we have an offer on my client’s home. We have already missed out on two houses for her to see. One house on the market for 67 days, with no offers, and as we were going thru this house the agent called me and said they had an accepted offer.
