As a Realtor, I’ve seen firsthand the difference regular home maintenance makes — both in how much you enjoy your home and in its resale value. Your home is likely your biggest investment, and taking care of it now will pay off in comfort, safety, and savings down the road.

Whether you just bought your home or have lived there for decades, a maintenance routine keeps small issues from turning into expensive repairs. Here’s my professional advice on what to check and when:

Monthly

  • Check your HVAC air filter. Replace it every 90 days. This not only improves air quality but also extends the life of your system — buyers love a well-maintained HVAC.
  • Care for your garbage disposal. Grind ice, baking soda, and citrus rinds to sharpen the blades and keep odors at bay.

Every Few Months

  • Give your kitchen some TLC. Wipe down cabinets, deep-clean appliances, and keep surfaces free of grease — kitchens sell homes, and a clean one always makes a strong impression.
  • Inspect and clean your range hood so it’s working efficiently.
  • Check your fire extinguisher. A small step that could make a big difference in an emergency.

Twice a Year (Spring & Fall)

  • Replace batteries in smoke and carbon monoxide detectors.
  • Clear your gutters to prevent roof leaks and water damage — two issues that can scare off buyers.
  • Inspect weather stripping and caulking to keep drafts out and energy bills down.
  • Check plumbing supply lines for leaks — even a small drip can cause costly water damage.
  • Inspect grout and reseal as needed to keep kitchens and baths looking fresh.

Annually

  • Flush your water heater to remove sediment and extend its lifespan.
  • Inspect your foundation, roof, and exterior. Early detection of problems can save you thousands.
  • Schedule professional HVAC service before the season changes, and have your chimney cleaned and inspected if you have one.
  • Deep-clean carpets and touch up baseboards and doors — small cosmetic touches that make a big difference when it’s time to sell.

Consistent maintenance not only helps you enjoy your home more, it helps protect your property value. A well-cared-for home shows better, sells faster, and often for a higher price. Keep this list handy, and when the day comes to sell, you’ll thank yourself.
