In today’s 2026 housing market, buyers are more selective. Interest rates are higher than they were a few years ago, affordability matters, and condition matters even more. Move-in ready is no longer a luxury—it’s the expectation.

If you’re considering updates this spring, here are seven improvements that still tend to deliver strong returns.
  1. Landscaping & Curb Appeal. First impressions matter. Clean bed lines, fresh mulch, trimmed shrubs, and power-washed siding can dramatically improve how buyers see a home before they even walk inside. 
  2. Roof Replacement (If Needed). A roof near the end of its life can stall a sale. If shingles are curling, missing, or the roof is over 20–25 years old, replacement may strengthen your negotiating position.

  7. Updated Siding (If Needed). Faded or damaged siding is noticeable. Updated siding can improve both appearance and buyer confidence.
